The January 2023 market reports for the nine counties that make up the MLS regional coverage area. For January 2023, reported a regional closed median sale price of $575,000, representing an increase of 1.8% as compared to $565,000 in January 2022. Year-over-year closed transactional activity was down by double digits in both the regional and local markets. A total of 3,551 regional closed sales transactions in January 2023, which represents a 35.7% decline compared to the 5,519 transactions. Additionally, regional pending (contracted) transactions in January 2023 were 18.5% less than they were in January 2022.
