What is a measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a floorplan service work?

During a measurement service, an appraiser takes measurements of the property with a measuring tool — generally a tape or laser measuring device. As they tour the home, they observe the layout of the rooms and other features, like closets, hallways, and fireplaces. They might make a rough sketch of the property. Then, the appraiser types up a report and a more detailed floorplan showing the total square footage and the general layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services needed?

Challenging property taxes

Property tax records frequently reflect the wrong square footage because the values can come from many sources, and occasionally go unproven — meaning you may be paying for more space than you actually have! Unless an appraiser has recently performed a valuation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a listing

A measuring service will secure fair market value for your home. Square footage is one of the most important factors potential buyers look for when purchasing a home — but since these values are frequently approximated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of your home as well as the number of potential buyers. The only reliable method of using a definitive GLA when listing your home or property is to refer to a previous appraisal or measurement service carried out by an appraiser (after any remodeling that might have affected square footage).

Material for real estate agents

To make sure that your client's home sells at a price that properly reflects market value, we recommend seeking a measurement of the property. Clients, and potential buyers, will be grateful for your thoroughness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tactic for attracting potential buyers because they can review the layout and characteristics of the home before and after a showing.
