GAA Designation

What is a GAA designation?

At Property One Appraisals, our appraisers are General Accredited Appraiser (GAA) designated. What does this mean? GAA designations are awarded by the NATIONAL ASSOCIATION OF REALTORS® (NAR) to appraisers that specialize in commercial, industrial, and income producing properties. Earning this designation establishes that a State General Appraiser has completed additional appraisal education above and beyond what’s required for qualification as a general appraiser.

In 1991, NAR established “The Appraisal Section” after the former American Institute of Real Estate Appraisers voted to disaffiliate with NAR and merge with the society of Real Estate Appraisers to form the Appraisal Institute. In 1994, the section created two designations, GAA and Residential Accredited Appraiser (RAA), for Appraisal Section members who meet tested education requirements that exceed the requirements for state licensing.  Appraisers can obtain both designations. The program was approved by NAR’s Board of Directors at the 1993 Annual Convention.

Designates must meet the following criteria for the GAA designation:

  • Must have a minimum of 1,000 hours appraisal work experience in addition to the experience required to obtain state certification
  • Complete 60 hours of tested course work in addition to the Appraiser Qualification Board’s education requirement at the time of certification
  • Must be a member in good standing of the NATIONAL ASSOCIATION OF REALTORS® or one of its five affiliates:
    • Institute of Real Estate Management (IREM)
    • Commercial Investment Real Estate Institute (CCIM)
    • REALTORS® Land Institute (RLI)
    • Society of Industrial and Office REALTORS® (SIOR)
    • Counselors of Real Estate (CRE)
  • Must hold a current state general appraiser license
